Last week I watched a buyer make a huge mistake on one of my listings that definitely cost her money (and may even cause her to lose the home).

She made an offer with only a letter of Prequalification. She'd had a conversation with a mortgage lender and they'd pulled her credit. That was IT.

What she SHOULD have done: obtained full conditional loan approval BEFORE meeting with me and my client to write the offer.
